Industrial Landscape Restoration and Grounds Maintenance at Bayer Luling Plant

Project Scope:

Mullin provides weekly and biweekly grounds maintenance across Bayer’s 1,652-acre Luling industrial campus, servicing both interior and exterior areas of the plant. Scope of work includes trimming and pruning 150+ trees, routine street sweeping, soil sterilization, and comprehensive turf management throughout the property. All maintenance activities are executed on a consistent, coordinated schedule to proactively control overgrowth and maintain sitewide uniformity.

At the start of this engagement, the site had experienced significant neglect under the previous contractor. While select front-facing entrances received minimal upkeep, large perimeter and operational areas had not been maintained for nearly a year. In some zones, weeds and grass had reached heights of up to six feet, creating both visual and safety concerns and limiting safe, efficient traversal for employees and service vehicles.

The Bayer campus spans 1,652 acres—nearly 72 million square feet. At the time of takeover, only approximately half of the site was being actively maintained. Mullin implemented a structured recovery plan to restore control across the full footprint of this active industrial environment.

Within the first maintenance cycles, improvements were immediately apparent. Client feedback described the transformation as “night and day from the previous contractor.” Trees are now properly groomed, turf conditions have been stabilized, and formerly overgrown areas are once again safe, accessible, and visually cohesive. The result is an industrial site that not only presents a more professional appearance, but also supports safer daily movement for employees and improved overall site functionality.
